South East Queensland currently has around 46,000 hotel rooms — for comparison, that's well under half of what Los Angeles or Paris had heading into their own Games. Room construction in Brisbane fell sharply in the years after the pandemic, and rising build costs have slowed the catch-up.
None of that means you can't find somewhere good to stay for 2032 — it means the sensible approach is booking earlier than you would for a normal trip, and being open to staying outside the CBD, especially if you're travelling as a group.
What's Actually Being Built
Room supply is catching up, just not evenly or as fast as demand. Here's what's genuinely in motion.
New Hotel Openings
Several new properties have opened or are confirmed across Brisbane's inner suburbs and CBD fringe in the lead-up to the Games, adding to established stock. More are in planning, though approvals for large-scale, inner-city builds remain the slowest part of the pipeline.
Suburban Pub Stays Strategy
Brisbane City Council is encouraging suburban pubs on large sites to add accommodation and function space — a faster, cheaper way to add rooms than ground-up inner-city hotels, and a genuinely interesting option for character stays outside the centre.
Athletes' Villages Convert to Housing
The Brisbane, Gold Coast and Sunshine Coast athletes' villages are all planned to convert into permanent housing, hotel and build-to-rent stock after the Games — a longer-term supply boost rather than a Games-time one.
Expect a Rental Surge, Like Paris 2024
Short-term rental listings roughly doubled in Paris ahead of its 2024 Games. Expect a similar pattern in Brisbane and its host regions as 2032 approaches — useful to know if you're planning a group stay.
